Located at Angus Place in Onekawa, this commercial and light industrial development is currently underway with the head office for TW Group recently completed. Situated on a 4.5 ha section, the site has been developed into four commercial and industrial lots. TW Property has overseen the land acquisition, full design, consent and construction process.
Lot 2 consists of the impressive TW Group Hub building with 1400m² of office space and 800m² of warehousing. Alongside this, a bespoke building for Rocket Scaffolding is currently under construction, as well as a new premise for TW Joinery. These new builds will consist of a further 4,500m² of storage, office and workshop space and have been designed to maintain long-term flexibility.
A parcel of land is in development to house multiple industrial units with a design-build for an ASX-listed company being constructed on another. The final lot consists of an existing premise which initially was held as a lease hold interest. TW Property negotiated the sale of this property as well as the surrounding freehold land and combined it together to sit on one freehold fee simple site.
In order to support the development with sufficient infrastructure, the team had to create a storm water retention pond within the development and create a road extension through to Angus Place. Contaminated soil was present at the site, with the development team coming up with a solution to manage this onsite, and uses as part of the works to raise the height of the land in conjunction with the stormwater management works. This solution allowed the soil to be kept on site and not be moved and discarded elsewhere. The team also successfully navigated extinguishing an easement through KiwiRail.
This project is significant in that it is one of the largest that TW Property has undertaken to date.
